AMRA Wellness Resort: The UAE's First Integrative Wellness Destination

A new lagoon front development in Umm Al Quwain's Blue Carbon Zone is positioning wellness, longevity and hospitality grade living as the next frontier for UAE real estate investors.

Umm Al Quwain has long been the quiet emirate of the UAE coastline, overshadowed by the towers of Dubai and the beach resorts of Ras Al Khaimah. That is changing with AMRA Wellness Resort, a coastal destination built entirely around the idea of living well, set on the emirate's preserved waterfront alongside natural lagoons and mangrove reserves. Developed by Citi Developers, AMRA is being marketed as the world's first Integrative Wellness Resort, designed around the 7 Pillars of Integrative Wellness.

A resort built across five towers

The development comprises five beachfront towers spanning a built up area of just under 2.93 million sq ft, all facing the lagoon and mangroves, with the architecture designed to keep water views at the centre of the experience. Every apartment and every amenity across the resort is sea facing, combining hospitality grade comfort with biophilic architecture intended to support both mind and body.

Units are fully furnished and serviced, ranging from 500 sq ft studios up to four bedroom residences of around 2,937 sq ft, with one, two and three bedroom layouts in between. Inside, the resort favours a calm palette, water features, art and greenery, with seating areas built to work equally well for quiet relaxation or socialising.

Delivery and payment structure

AMRA is scheduled for delivery in the fourth quarter of 2029, offered on a 70/30 payment plan with a three year post handover period, giving buyers an extended window to settle the balance after keys are handed over.

The wellness ecosystem

AMRA gives over 688,000 sq ft to dedicated wellness and lifestyle space, spread across more than 140 facilities within dedicated zones. The offering spans hydrotherapy circuits, recovery suites, meditation and breath work rooms, red light therapy suites, floating sleep therapy pods, digital detox cabins and a sound healing dome, all built around a preventive health and longevity philosophy.

These three sit alongside spiritual, social, intellectual and occupational and financial wellness to complete the developer's 7 pillars framework. Sustainability features include sea water recycling, an on site Blue Carbon engine, energy generating elements and IoT enabled smart home integration, supported by Citi Buddy service robots throughout the resort.

Every apartment and every amenity across the resort opens to the sea, a design choice the developer positions as reducing stress and enhancing daily wellbeing.

Location and connectivity

AMRA sits within Umm Al Quwain's Blue Carbon Zone, with direct access to the Al Khor mangroves and a living ecosystem of mangroves, seagrass, coral reefs and oyster beds on its doorstep. The resort is roughly 20 minutes from Al Marjan Island in Ras Al Khaimah and around 40 minutes from Dubai International Airport, with a private marina, yacht limo service and a helipad and air taxi landing pad planned on site.

A Dh750 million Emirates Road Enhancement Project is currently widening the corridor between Dubai and Umm Al Quwain. By 2027, travel capacity on this route is expected to increase by 65 percent, cutting journey times by up to 45 percent between Dubai, Umm Al Quwain and Ras Al Khaimah. The surrounding neighbourhood is also maturing quickly, with Vida Resort already operational next door and 25hours Hotel and Residences, Beach Residences and UAQ Downtown all in the pipeline nearby.

Why investors are paying attention

Citi Developers is positioning AMRA against a global wellness tourism market it expects to reach 1.4 trillion US dollars by 2027, growing at 16.6 percent annually since 2023. The project's global ambassadors are Ed Westwick and Amy Jackson, with Turkish celebrity couple Burak Ozcivit and Fahriye Evcen also announced as partners, and further names to follow.

Owners are offered effortless, app managed short stay rentals through AMRA BNB, alongside in room and all day dining service designed to lift rental desirability. Combined with the resort's proximity to Marjan Island's expanding nightlife and casino scene, Citi Developers is framing AMRA as a hassle free, high yield rental proposition as much as a lifestyle home.

Matika's view

For buyers already invested in Dubai's established communities, AMRA represents a different kind of opportunity: a wellness led, hospitality managed asset in an emerging Northern Emirates location, backed by improving road infrastructure and a developer with an active regional pipeline. As with any off plan launch outside Dubai's core RERA regulated communities, prospective buyers should independently verify the payment plan, handover timeline and title registration process with the developer and relevant Umm Al Quwain authorities before committing.
